Submission Package Checklist

The simple checklist below is easy for your architect and/or engineer to follow and contains all plans and items required by our Architectural Review Board (ARB) for the review of your home construction project.  Please send this checklist to your architect and/or engineer of choice along with a current copy of the Building Guidelines that must be followed to ensure efficiency through the review process.

 

1.  Parcel Number and Survey

 

2.  Site Plan - must include:

  • Parcel dimensions according to survey

  • Drawing scale

  • Building(s)/roof(s) dimensions and position on site plan

  • Accessory dwellings and/or structure dimensions and position on site plan (if applicable)

  • Recycling, trash containers and sanitary structures (if applicable)

  • Water supply and collection system (if not using local water company)

  • All setbacks

  • North indicator

3.  Floor Plan - must include:

  • Area chart showing:  i. Gross area of building (base on outside dimensions), ii. Sum of veranda, stair and platform areas (and all other areas not considered part of the living area), and iii. Sum of items above (i. + ii.) considered total building area.

  • Drawing scale

  • North indicator

  • Name each area/room

  • Windows, doors and openings (on separate schedule with specifications and dimensions)

  • Staircases, platforms and decks (if applicable)

  • Fences and privacy walls (if applicable)

  • Accessory dwellings and/or structures (if applicable)

  • Recycling, trash containers and sanitary structures (if applicable)

  • Water supply and collection system (if not using local water company)

  • Material specifications

  • Dimension all drawings

4.  Building Sections - must include:

  • Dimension from grade to highest point of structure

  • Drawing scale

  • Roof specifications and pitch

  • Windows, doors and openings

  • Staircases, platforms and decks (if applicable)

5.  Elevations - must include:

  • Drawing scale

  • Windows and doors

  • Staircases, platforms and decks (if applicable)

  • Fences and privacy walls (if applicable)

  • Accessory dwellings and/or structures (if applicable)

  • Water supply and collection system (if not using local water company)

  • Exterior materials, colors and specifications

  • Dimension all drawings

Please note that approval by the Architectural Review Board is for appearance only and does not imply that any review has been made of the structure, mechanical plans, electrical plans, or plumbing plans, or other adequacy nor does it imply nor advert the necessity of approval by appropriate governmental authorities.

 

Conceptual Submission

Applicants are encouraged to submit items in a conceptual or preliminary state, in any form, when there are questionable review items.  Such submissions could avoid costly resubmission and/or delays later in the review process.  There is no review fee for a conceptual submission.

 

Plan Review

The ARB reviews all submission packages within 30 days of submission unless designated otherwise.  The response will be emailed, however, may be mailed upon request.

The ARB may take one of the following actions:

  1. If all plans meet the Building Guidelines review criteria a letter of approval will follow and you will be directed to send three copies of your plans to be stamped "Approved."  We will retain two copies.  One copy will be returned to you to retain for your records.

  2. If your project either does not meet the Building Guidelines review criteria or it is not conceptually in harmony with the Building Guidelines a denial letter will follow with an explanation of insufficiencies.

Review Fees

  1. There is a one hundred dollar (US$100.00) review fee that includes preliminary and final review for all review category submissions.  This must be included as part of the initial submission package.

  2. Fee for revision to a previously approved plan is one hundred dollars (US$100.00).  This must be included as part of the revision package.

  3. There is an additional one hundred dollar (US$100.00) fee charged to review any submission package that has been previously denied by the ARB if it does not meet the Building Guidelines review criteria or it is not conceptually in harmony with the Building Guidelines.
